Definitions of Custodial Services

Stanford has adopted a Green Cleaning program consisting of post-consumer paper supplies, Green chemicals, microfiber cloths and mops, and HEPA filter vacuums.

Frequencies and Selected Tasks

  • Basic Cleaning Tasks are generally performed on a regular frequency. Weekly cleaning can be 5x52 (5 days per week) or less (i.e. 3x52, 1x52, etc.). Also see the Basic Service Task List and Frequencies.
  • Periodic Tasks are performed on any frequency less than weekly. Periodic cleaning can be Bi-monthly (1x26), Monthly (1x12), Quarterly (1x4), Semi-annual (1x2), or Annual (1x1). For details, see the Periodic Custodial Services Schedule.
  • Window Cleaning. The current contract funds exterior window cleaning every other year. For more information, see the Window Cleaning Schedule. Listed prices are for exterior and interior window cleaning. You can request additional cleaning by submitting a custodial work request.

Day Porter Services

Day Porters are an Additional Service. Day Porters are custodians specifically assigned to a particular facility or group of facilities. Day Porters generally work during the day and work under the joint direction of ABM and the Building Manager.

Dusting

Is done with microfiber cloths. Open, flat, unobstructed surfaces, and ledges are dusted. Chairs are not included. General dusting is within eye level to about 6 feet high. High Dusting and Cobweb Removal is to 15 feet high.

General Cleaning

Consists of dusting, wipe & light polishing of cleared, unobstructed tables and counters, removal of cobwebs under 6 feet high, dusting pipes under 6 feet high. Tables and counters that are not cleared (covered with paper, books, files, equipment, or other obstructions) are not included in "General Cleaning".

Police Areas

Means removing all loose litter on floors, tables, chairs, and under chairs, emptying wastebaskets and wiping up any wet spots. In general, policing is removal of litter larger than 1 square inch. Small items, such as paper hole punches or individual paper clips, are not necessarily included in "Police Areas".

Restroom Cleaning

Is complete restroom cleaning and consists of: Daily (5x52) trash removal, cleaning mirrors, toilets, sinks, partitions, counter, floor sweeping and mopping, and restocking dispensers and paper goods. Weekly (1x52) priming of floor drains with 1 gallon of water. Monthly (1x12) deep floor cleaning and scrubbing using equipment.

Wall Cleaning

Wall cleaning is scheduled for all areas. Wall cleaning is to standard ceiling heights of approximately 8 feet. Wall cleaning is by special request for other areas and for heights greater than 8 feet.

Window Cleaning

Exterior window cleaning is provided by the University on an every other year basis. Interior windows are customer-funded. For more information, see the Window Cleaning Schedule.

Hard Floor Care

Strip and Refinish Floors

Is hard floor machine stripping, with 2 new coats of liquid sealer and 3 coats of liquid finisher.

Top-Scrub and Recoat Floors

Is machine scrubbing of hard floors and 1 additional coat of liquid finisher (no additional sealer).

Carpet Care

 

Carpet Edging

Refers to vacuuming of edges where walls and floor carpet intersect. A specialized crevice or edging hose attachment tool is used.

Carpet Extractions

Is a process using a motorized carpet extraction machine that injects a Green cleaning solution and hot water. It then uses a suction vacuum to remove cleaning solution and dirt. Green products are specified by the University. This service is provided 2 times per year.

Spot Clean Carpets

Carpet "spots" are defined as being stains of 6 or less inches in diameter. Please call 723-2281 to request carpet spot cleaning. Stains greater than 6 inches in diameter are referred to as "spills" and are cleaned during the annual carpet extraction service, or they can be cleaned with an additional work order request at any time.

Space Type

Space Type is defined by usage as opposed to structural or architectural building type. Residential buildings, for example, may have "living rooms" or "bedrooms" which in fact may be used as conference rooms or libraries. Clarification of Space Type may be required on a case by case basis. Cleaning service varies by the type of space and generally falls into one of the following categories:

Classrooms, Conference Rooms and Teaching Auditoriums

Lecture halls, fixed or movable seating, with chalkboards / whiteboards. Use primarily for lectures, instruction and presentations. 

Elevators

Refers to moving elevator cabs or compartments. 

Kitchens and Break Rooms

Includes dining areas, break rooms, dedicated coffee rooms. Generally light food and drink is found. May have sinks, microwave ovens and hot plates. Food preparation areas and kitchens are NOT included. Lounges and Dining Rooms may be contiguous with hallways and corridors. Sinks must empty to be cleaned.

Laboratories

Can be wet, dry, animal, electronic or other areas used primarily for teaching, research and development. Scientific equipment, chemicals, workbenches, gases, and extensive power distribution are common in labs.

Libraries (Open Study Areas and Stacks)

Book storage and associated study and support areas. 

Lobbies and Corridors

Includes hallways and reception areas, entry areas and circulation areas. 

Mailrooms and Computer Rooms

Areas used primarily for computers and associated equipment. Extensive cabling, racks, and equipment benches are common. 

Offices, Administrative Areas, and Conference Rooms

Includes standard private offices, cubicles, modular furniture, and standard type conference rooms. 

Outside Areas

Outside areas include: All courtyards or open walkways inside of buildings. All brick or stone courtyards adjacent to buildings and enclosed on three or four sides by a building, for example, Mitchell Earth, Cummings Art, Encina, Old Union, except for driveways and parking areas. All paved areas within 15 feet of doorways, whether they are covered or not. All areas within 15 feet of dumpsters used by Contractor's personnel. Main building entrances and exits out to 15 feet, outside stairwells, landings, arcades, bridges, and balconies. Unpaved areas are NOT included.

Exterior Cleaning Requirements
For areas/building entrances/exits the following tasks are performed: Broom sweeping and or leaf blowing all entrances and exits within 15 feet of building. All sweepings to be picked up and removed withing 15 feet of all entrances and exits.

Restrooms

This includes men's, women's, and unisex restrooms. Does NOT include showers. 

Shops

Workshops and machine shops. Workbench and bench equipment is common. Chemicals and equipment tend to be low tech. 

Special Service Areas

Service for the following areas is available by special arrangement: kitchens, laboratory cold rooms, clean rooms, galleries and display areas, closets and storage rooms, other Special Areas as defined.

Stairways and Stairwells

Refers to stairs. See schedule for interior and exterior tasks.

Theaters and Auditoriums

Generally spaces used for large assemblies. Tend to have stages, extensive audio visual equipment and fixed seating. Memorial Church is classified as an auditorium.
